Women in the U.S. were granted the right to vote on August 26, 1920.  That’s when the 19th Amendment to the U.S. Constitution was signed into law.

The woman suffrage amendment was actually first introduced to the U.S. Congress in 1978, but took 42 years before it received approval from both the House of Representatives and Senate.

In 1971, Congresswoman Bella Abzug introduced a resolution designating August 26 of each year as Women’s Equality Day.

 Every president has made a proclamation for Women’s Equality Day since 1972.

Truth in Lending Act (TILA) – Big Changes Coming https://revstaffing.com/truth-in-lending-act-tila-big-changes-coming/ https://revstaffing.com/truth-in-lending-act-tila-big-changes-coming/#respond Thu, 18 Jun 2015 14:21:08 +0000 http://revstaffing.com/?p=3606 There is a big change coming for the real estate industry on August 1, 2015, and it is going to be a big change at the closing table for real estate agents and clients. The new TRID (TILA-RESPA Integrated Disclosure) forms replace the HUD-1 Settlement and Good Faith Estimate. The Consumer Financial Protection Bureau’s mission is to rebuild the mortgage banking landscape so that the industry will avoid the type of conditions that led to the Great Recession. The CFPB replaces the Department of Housing and Urban Development for oversight because HUD did not provide specific consumer protection.

Everyone agrees that increasing consumer protection is a desirable goal. Nevertheless, the unforeseen ripple effects from these changes could seriously disrupt how the closing process is conducted.tila

The most serious issues that will result from the new changes handed down by the CFPB: The new rules will require a new three-day waiting period when there are any changes in the TRID forms. The recommendation is to allow an extra 15 days to close your transactions. In other words, 30-day contracts will now require 45 days, and 60-day contracts will require 75 days.

A change of this magnitude is going to create unexpected ripple effects across the industry, not only for agents and clients, but for mortgage and title professionals, too. What can you do to be prepared?

First, make sure you attend a TRID training as soon as possible.

Second, if you’re a broker-owner, own a Mortgage Company, or Title Company, take steps to change your documentation to the new system as soon as it becomes available.

Third, associations and other companies that provide contracts to the industry must have the new forms ready to go well before Aug. 1, 2015. This also means that agents and brokers will have to be trained on these new forms, over and above what is required by TRID.

It could be a tough transition at first. What will be particularly thorny are transactions closing in late July. If they fail to close by Aug. 1, 2015, how will they be handled? Does entirely new documentation have to be drawn? How long will the delays be?

As we move closer to the August 1st date change, advise your clients that there will be unexpected delays in obtaining loan approval, potential changes in the documentation during the transaction, and a host of problems we probably can’t even begin to imagine. Start preparing now.

Today, we’re delighted to spotlight one of our clients – Massachusetts Realtor Karen Christiansen King – for the fantastic community work she’s been doing in her area since a tornado ripped through the town of Monson several months ago. Recently, Karen received the Massachusetts Association of Realtors’ Good Neighbor Award – as well as $1,500.00 for the Monson Tornado Volunteer Effort.

So, how did this wonderful effort come about? In the wake of the tornado, Karen’s group of “street angels” (so called because one resident dubbed Karen “an angel” for her early efforts), began meeting on weekends at a local park. They spearheaded and coordinated volunteer efforts to help those whose homes – and lives – were ravaged by the tornado.

Karen says, “Everybody needs a hug. Everybody needs to tell their story. We tell them there’s hope.”

The volunteers worked tirelessly to determine the needs of those hit, as well as to keep their neighbors informed about upcoming events. Sometimes, all the residents want to do is to share their story, to talk about how the tornado affected them, so the angels provided listening ears.

Karen quickly became one of the go-to people in town after the tornado. She worked tirelessly, helping displaced people find new housing, participating in the volunteer effort at the First Church of Monson, and starting the angels. Using a street list from the assessor’s office, the angels were able to locate every tornado-damaged home in Monson.

With a grant from the Community Foundation of Western Massachusetts, the angels, in collaboration with the First Church, paid for rental equipment and machinery for the clean-up effort. Karen says the angels were “just neighbors helping other neighbors … if they had questions, they gave us a call.”

Karen says that the angels will continue going out, and continue helping, for as long as there is a need.

“Next to being a parent, this is the most rewarding thing I’ve ever done in my life,” Karen says.

We’ve blogged in the past – and will continue in the future – about Facebook, because it’s one of the very best free marketing tools available in the world.

Did you know that it’s possible to customize your Facebook page? There are certainly limits to the page design available to you, but your ability to create a unique page within those parameters – one that lets you stand out as THE local expert – is really limited to your own imagination (and branding guidelines).

One of the smartest things you can do is to create a custom Welcome page for your visitors. This page should grab their attention, and make them automatically click “Like” at the top of the page. The Welcome page is the “front door” to your Facebook site (we encourage our clients to think of Facebook as a website unto itself); once a visitor clicks that “Like” button, they’re able to see the rest of your content. Your Welcome page can be set up in two ways. One way allows fans and non-fans to see the same content; the second way allows you to set both “non-fan” and “fan” content.

Keep in mind the fact that once someone “Likes” you, everything you post will show up in the feed on their page. Roman is both a marketing expert and a visionary strategist. He’s the mentor, trainer and inspiration for “The Pavlik Process,” his renowned home selling system.

Webinar participants are sure to agree that it was one of the best hours they spent in front of their computer all summer! Roman opened the floor to the audience and asked that each person share their current greatest real estate challenge. Given the marketplace, you can rest assured that no one was lacking for subject matter. Barely pausing for breath after each query, Roman adroitly responded with clear, concise and often clever solutions to even the most ponderous issues.

Here are some of the great bits of wisdom shared by Roman. You’re sure to find many useful tips and tricks; feel free to use them and share them with your friends:

  • First and foremost, recognize and accept the fact that you’re never going to be all things for all people. Decide (or acknowledge) what you do best; it’s probably the thing that you LIKE doing most. Then focus your energies on being the person who’s the very best in your field at that particular thing.

  • Your primary goal is to become the local expert in your market. Sound like a tall task? The answer is “targeting.” Focus on a small niche in your market, and target all of your efforts on that area. Don’t worry about expanding your personal market until you’re gaining income from that small sector, then expand to the next niche market.

  • Set easy-to-use Google alerts to help you farm your target markets. First and foremost, add YOURSELF to your alert list! You can also cull local tax records for the names of owners; when they experience noteworthy events, you can send them a card, or initiate some other form of personal contact.

  • Create and disseminate a weekly “Best Buy” list (easily generated from your MLS). You can post a sample on your website (ask us how!), and add a sign-up form to capture interest. The key to this incredibly savvy tip is that you must be prepared for this to be a long-term project: You’ve got to send the list consistently. But, to summarize one of Roman’s terrific shared anecdotes about his Best Buy list, here’s the secret: If you send them, they (buyers) will come.

  • Clean up those communication skills – it’ll help cultivate referrals. One easy way of communicating is to acknowledge the fact that people really do live on Facebook. Success will flow from budgeting and investing your time the social media outlets where your customers reside. You should also keep yourself up to speed on the literature; Roman and REVStaffing’s social media team highly recommend Michael Maher’s book, The Seven Levels of Communication.
